What is a Signature Studio?
A Signature Studio is a private, dedicated, lockable production studio within The Factory London, licensed on a monthly basis to a show, creator, production company or agency.
You’re not booking sessions — you’re securing a permanent base where your set stays ready, branded and dialled-in.
Who are Signature Studios for?
- Established podcasts or video shows
- Production companies
- Creative agencies with multiple shows
- Creators recording weekly (or more)
- Teams who want consistent output and a sponsor-ready set
What’s included in the monthly fee?
- Dedicated, lockable studio room
- 24/7 access via smartphone-controlled entry
- Air conditioning
- High-speed Wi-Fi
- Electricity
- Business rates
- Building security + access control
- Shared-area cleaning and maintenance
No additional building costs. Your monthly fee covers the above.
What’s not included?
Unless explicitly agreed in writing, Signature Studio fees do not include:
- Cameras, microphones, lighting or audio equipment
- Production staff (engineer/producer)
- Editing or post-production
Optional production support and equipment packages can be discussed separately.
Who pays for the studio fit-out?
The tenant funds the fit-out (set design, furniture, branding and any equipment).
All fit-outs must be approved by The Factory London in advance to ensure safety, compliance and build quality.
Who owns the set and equipment?
Unless agreed otherwise in writing, the tenant owns their set and equipment.
On exit, the tenant is responsible for removal (or an agreed paid handover).
Can we sub-license unused time to third parties?
Yes — optional sub-licensing is available, subject to approval.
All third-party users must be approved by The Factory London. Demand is never guaranteed.
How do the splits work for third-party bookings?
70% tenant • 30% Factory
You sourced the booking, so you keep the bigger share.

All third-party bookings are subject to approval, rate floors and studio availability.
Are there minimum hourly rates for third-party hire?
Yes. To protect quality and avoid undercutting, The Factory London may enforce a minimum rate for third-party hire.
Discounts can be considered with written approval. Where discounts apply, revenue splits may be adjusted.
What if we want to run a second show (or a friend wants to use the studio)?
If the second show is operated by the same tenant entity, it’s generally allowed — but must stay within the permitted use and policies.
If the studio is used by people not involved in the primary show (e.g. a friend’s show with no involvement from Show A), it is treated as a third-party booking requiring approval and revenue splits.
The tenant remains responsible for behaviour, damages and compliance for all users they allow into the space.
What if an agency wants the studio for multiple shows?
Agencies can take a Signature Studio under an Agency Signature Tier, allowing multiple shows across an agency roster to use the studio.
Usage remains subject to approval, rate floors, usage tracking, and the same building policies.
How long is the commitment?
Signature Studios are typically offered on fixed terms (commonly 6 or 12 months). Longer terms can be discussed.
Can we exit early?
Early termination is not automatic. Any break clause must be agreed in writing as part of your agreement.

Plain-English structure for clarity. Your signed agreement always prevails.
These Terms summarise the key programme rules for Signature Studios. Final terms are set out in your Signature Studio Agreement. By entering a Signature Studio Agreement, you agree to comply with the rules below.
1) Definitions
- “The Factory” means The Factory London.
- “Tenant” means the individual/entity that signs the Signature Studio Agreement.
- “Studio” means the allocated Signature Studio room.
- “Third-Party Booking” means use by anyone outside the primary show/tenant team.
2) Nature of Agreement
This is a licence to occupy and use a studio space, not a residential tenancy. No tenancy rights are created.
3) Permitted Use
Studio use is for content creation (podcast, video, recording). Prohibited use includes residential use, illegal activity, or any use that breaches building policies.
4) Access & Security
- Access is controlled via smartphone access systems.
- The tenant is responsible for all users they admit.
- The Factory may suspend access for breaches or safety concerns.
5) Fit-Out & Alterations
- All fit-out plans must be approved before work begins.
- No structural changes without written approval.
- The Factory may require reinstatement at the end of the term.
6) Equipment & Insurance
- The tenant is responsible for equipment, storage, and security.
- The tenant should hold suitable insurance (equipment + public liability).
- The Factory is not liable for loss, theft, or damage to tenant property.
7) Sub-Licensing
- Sub-licensing is optional and must be approved.
- All third-party users must be approved by The Factory.
- Demand is not guaranteed; income may be £0.
- The tenant remains responsible for compliance and conduct of all third-party users.
8) Revenue Splits for Third-Party Bookings
- Tenant-generated: 70% tenant / 30% Factory (unless agreed otherwise).
- Factory-generated: 70% Factory / 30% tenant (unless agreed otherwise).
- Minimum rate floors may apply; discounts require written approval.
- Splits may be adjusted if discounted rates are approved.
9) Rates, VAT & Payments
- Fees are payable monthly in advance (unless agreed otherwise).
- All prices are exclusive of VAT (where applicable).
- Late payment may result in access suspension.
10) Behaviour, Damage & Compliance
- All users must comply with building rules and reasonable instructions.
- Damage caused by tenant or their guests will be chargeable.
- The Factory may terminate for material breach.
11) Term, Renewal & Exit
- Signature Studios operate on fixed terms set out in the agreement.
- Break clauses are only valid if explicitly stated in writing.
- On exit, the tenant must remove equipment and restore the studio (unless a handover is agreed).
12) Governing Law
These terms are governed by the laws of England and Wales.
